-Review and Drafting and Real Estate Sales Contract. In most cases these are the Chicago Association of Realtors Contracts or the Real Estate 7.X contracts.
-Recommendation of modifications and/or revisions to previously prepared real estate contracts.
-Correspondence and resolution of issues with sellers’ or buyers’ attorney on other side of transaction.
-Correspondence and resolution of issues with brokers, lenders, appraisers and other vendors involved in transaction.
-Review and analysis of inspection reports. Drafting of correspondence concerning such repairs and negotiation of credits and other contract terms.
-Review and analysis of title to property and corresponding issuance of title insurance. Analysis of any encumbrances with bearing on property.
-Review and Analysis of all HOA documents including condo declarations, bylaws, rules and regulations, budgets, financials and other documents.
-Correspondence and compilation of documents from and for HOA’s as required for closing of transactions.
-Analysis of plat of survey for easements, building line issues, and other survey related information.
-Preparation of all required documents for closing. Ordering and review of title insurance for selling clients.
-Appear at closing to explain, review, and confirm all documentation is in place for closing to occur.
