Every real estate closing comes with a different set of challenges, however, we pride ourselves on sticking to flat rate prices for transactions. In most cases the cost for our services is as follows:
-Purchase of Single Family Home – $495-$695
-Purchase of Condo, Townhome, or Single Family Home subject to Homeowners’ Association – $595-$795
-Sale of Single Family Home – $295-$595
-Sale of property subject to Homeowners’ Association – $395-$695
If you are buying and selling during the same time period we do offer reduced fees if we represent you on both transactions.
In general, we try to stay towards the lower end of our pricing ranges, however, as we’ve seen during the various transactions we’ve closed, there are many times where a transaction deviates from what is considered “standard”. Some examples include situations such as:
-Buyer or Seller is out of state, or out of the country, and detailed planning/document shipping is required.
-Seller has paid off a mortgage in the past but no release was ever filed with the requisite recorder of deeds.
-An Estate or Land Trust is involved in the transaction.
-The property being purchased or sold is distressed or foreclosed.
-A homeowners association is difficult to deal with or insolvent.
The above are just some examples or more complicated closings. Such closings will likely require fees towards the higher end of the fee ranges we have listed above. No matter what, we agree to a flat fee price with our clients when we begin representation and stick to that price no matter what.
